In the estimates, the foreman must reflect not only total cost implementation of the plan, but also: volumes necessary work in specific units of measurement (m.p., pcs., m 2, m 3, etc.) and the cost of their implementation; quantity necessary materials and their current value; price transport services and rental of large special equipment (if necessary). By agreement, estimates are drawn up either for the entire scope of work, or for a separate, current stage of construction.

Recommendation for the customer: if you, as a customer, want to hold a tender at the stage of drawing up estimates to select a foreman, then either you must pay for the work of the foreman-estimators who participated in the tender and prepared estimates for you, or make a decision based on the results of an interview and analysis of prices for construction services (i.e., without drawing up an estimate). At this stage, you should remember that you can be deceived by an unscrupulous foreman who has drawn up a “profitable” estimate without taking into account all the work. Therefore, when analyzing estimates, pay attention to all the subtleties of the technology for performing the work or set the condition that all unaccounted work either will not be paid additionally, or their percentage should not be more specific than the amount that suits you.

Recruitment of the required number of workers of the required specialization (depending on the specific task)

Since the foreman must be responsible for a specific result (construction product), the quality of the work performed, of course, depends on the choice of performers. If a foreman hires professional performers, then reviews from real customers about his previously completed work are usually positive. At the same time, the foreman must adequately pay the performers’ work, since professional performers value their skills and work quite highly. In market conditions and when the demand for construction services exceeds supply, experienced and professional builders will not work with a foreman who underpays for the work performed. That is why professional builders often work at either average or above-average market prices that are established in your region during a given construction season.

  • If a foreman offers you a specific scope of work at a significant discount, you should think: how will this savings be achieved, and are you being deceived?
  • It wouldn’t hurt to ask the foreman about the composition, qualifications and experience of the members of the construction team.

Construction site organization

The construction site foreman must determine the location of:
  • the facility being constructed (in accordance with the general plan of the project);
  • storage areas for building materials and products;
  • sites for storing soil (soil-vegetation layer, foundation backfill soil, etc.);

Supply of construction materials and structures

Organization of work on a construction site

During the implementation of the project, the foreman is obliged to:
  • issuing assignments with appropriate explanations of the features building structures and project materials;
  • intermediate control of task completion (if it has increased complexity);
  • acceptance of completed tasks with assessment of the quality of work performed, etc.

Thus, the foreman supervises the progress of work.

  • It is best to carry out the acceptance of work at intermediate stages together with the foreman. This will show your interest in high quality implementation of your project;
  • pay attention to how the foreman reacts to your comments: if he does not agree with the claims, he must justify why he does not agree, i.e., express his position on this issue; if he agrees, then his actions to satisfy your claims should be quick and clear. Carrying out financial settlements between the customer and the work performers

As a rule, wages to builders are paid directly by the foreman after settlements have been made with the customer based on previously drawn up estimates.

Payment for the foreman’s services is usually carried out by agreement. It can be either fixed (time-based) or piece-rate (percentage of the cost of work performed).

Payment for construction workers, in most cases, is carried out in separate stages, for a fixed scope of work: Stage 1 - preparatory work; Stage 2 - completion of the foundation; Stage 3 – making the base, etc.

  • at the stage of forming an agreement with the foreman, be sure to discuss everything financial questions related to the remuneration of team members and the foreman. Jointly determine the procedure and timing of financing;
  • the best option for the customer (from personal experience) - when the amount of the advance for a separate stage of work is a smaller part of the total payment amount (up to 50%). If you violate this rule, then remember that you lose financial influence over the builders. For example, they may not complete the scope of work and leave the construction site in a direction unknown to you, or they may do poor quality work and refuse to redo it at their own expense (why, after all, most of the money has already been paid?);
  • remember that not paying builders at a construction site is, to put it mildly, wrong. Appreciate them hard labour, skill and integrity (of course, if they fully demonstrate all these qualities).
